PART I. HIROMI AS DESIGNER/MAIN CONTRACTOR
(TURNKEY PROJECT)
1. PRELIMINARY SERVICES
- Advice in site selection by evaluating the various premised
- Estimate the actual space required
- Assist clients in liaise and negotiate with property agents and landlord
- Inspect site prior to handover
2. PLANNING STAGE
- Details study of company criteria, organization structure and time constraint
- In depth site survey including site measurement & inspection and landlord provisions of the building
- Measure existing furniture, machinery and equipment for integration into new site
- Prepare preliminary layout plan and design concept
- Revise layout plan according to client’s comments
- Prepare perspectives, material board and color scheme
- Arrange for E&M and Ventilation fittings to be integrated into overall design
- Propose different choices of system furniture
- Prepare budget estimation or detail quotation
3. FITTING-OUT STAGE
- Prepare all necessary drawing including layout plan, ceiling plan, electrical plan for approval
- Co-ordinate with building management office, nominated contractors, network and network contractor, and furniture supplier for all installation and alteration works
- Prepare all necessary detail drawings, elevations and sketches for client’s approval
- Arrange site meeting with all contractors and management and report on job progress to client
- Provide contracting services including E&M work, carpentry work, ceiling work, flooring work
- Making furniture and purchasing system furniture from suppliers
4. COMPLETION STAGE
- Defect checking and reparation
- Provide a six-month’s defects liability period
- Provide after sales services i.e. arrange immediate maintenance or repairing services for client after Guarantee per
HIROMI AS DESIGNER & PROJECT MANAGER
(Tender Out The Contracting Work)
1. DESIGN PROGAMMING STAGE
- Verify dimension on site
- Prepare and design the layout plan for the whole new office
- Develop overall design concept including materials selection and color scheme
- Prepare and submit all necessary drawings to Management for approval
- Prepare all details drawings including elevations, sketches and sections
- Propose furniture and accessories
- Prepare all necessary construction documentation
- Prepare drawings for nominated contractors and specialist equipment vendors of client
- Develop detail cost estimation/quotation for fitting out works and furniture
2. TENDERING STAGE
- Prepare a Schedule of Rate including layout plan, working drawings and specification, produce schedules of furnishing
- Invite and select tenders, arrange pre-tender meeting with suppliers/contractors if and when appropriate
- Issued tender documents
- Answer any queries raised by tenderizers and inform all tenderers of any resultant changes
- Arrange for opening of tenders and confirm that they are submitted correctly
- Report to client on cost and programmed results
- Prepare contract documents and issue confirmation letter according to client’s instruction
3. PROJECT PROGRAMMING STAGE
- Undertake the administration of the contract in accordance with the agreement made between the contractor and client
- Prepare working schedule and check the progress of the project
- Inspect quality of work to ensure adherence to the standards defined by the contract documents
- Organize and chair regular site meeting to make specific decisions on site
- Inform client of all changes that materially affect the design, program, contract progress, and possible variations in costs
- Initiate appropriate actions for commissioning and testing mechanical and engineering installations and services
- Act on behalf of the client to design and negotiate the price of additional items with contractors
- Examine claims for extra payment and extension of time and adjudicate fairly and promptly under procedures set out in contract
- Hold handover meeting and issue formal notice of practical completion
- Arrange for any urgent maintenance work after completion
- Final inspection of works and if satisfied authorize release of retention
HIROMI AS CONTRACTOR
1. CONTRACTING TENDERED PROJECT
- Collection of Information from designers, view drawings, site visit etc.
- Preparation of estimate, sign contract, enquires to suppliers and nominated contractor
- Carry out the project in a good and workmanlike manner
- Ensure purchase good and proper materials
- Finish the work with no delay; complete the project in time
- Maintenance within defect liability period
2. MAINTENANCE SERVICES
- After sales maintenance for clients
- 24 hours emergency maintenance services
3. RENOVATION WORK
- Direct deal with client i.e. partitioning, wall papering, ceiling works, floorings, E&M services
- For partly renovated projects On-site and off-site furniture making
4. FURNITURE MAKING
- All loose furniture constructed in workshop and delivery to site
- Build-in furniture can be constructed in workshop and install on site after office hour
